Booking terms

Reservations & payment. A reservation is secured by a 10% deposit of the all-in total at booking. The balance is invoiced by email 30 days before arrival and is due within 7 days; bookings made inside 30 days of arrival are charged in full at booking. Prices include Texas state and City of Azle occupancy taxes and no other fees.

Rental agreement. Every direct booking requires a signed rental agreement, sent for e-signature via DocuSign after your deposit. Arrival details and door codes are provided once the agreement is signed.

House rules. Stays are a minimum of 4 nights, up to 10 guests with a maximum of 6 adults. The primary renter must be over 24 and provide government photo ID before check-in. No pets, no events or parties. Check-in 3:00 PM, checkout 10:00 AM. Full policies are on the amenities page and in the rental agreement, which governs where they differ.

Damage. You are responsible for damage caused by you or your party during your stay, as detailed in the rental agreement.

Cancellations. Set out in your rental agreement. Life happens — if plans change, talk to us early and we'll do our best.

Platform bookings.Reservations made on Airbnb or Vrbo are governed by those platforms' terms.
